Moving to Thailand can be simple. The hard part is knowing which visa fits you, which documents you need, what to sort out before flying and what awaits you when you land.
The visa is just the beginning: then come the arrival, the housing, the local paperwork and all those decisions nobody explains together. Bexpat turns them into one plan and one point of contact.
03 · The process
No packages, no tiers, no add-ons. This is what we do, in this order, until you're sleeping in your own bed in Bangkok.
01 · Paperwork
We look at your case —work, income, age, whether you come alone or with family— and pick the right route. We prepare the file, submit it and tell you when it's done.
02 · Ticket
With the visa confirmed, we search and book the flight. Never before: that way you don't pay twice or lose the ticket if the paperwork drags on.
03 · Landing
You land and someone from Bexpat is waiting with your name. They take you to your accommodation, with a Thai SIM and the first four things already sorted.
04 · The keys
We visit flats with you, negotiate the price and translate the contract before you sign anything. You leave with the keys.

The fourth step is the one that weighs most: where you're going to live. Whether you're coming to try a year of renting or you already know you're staying and want to buy — the hard part is the same, and it's the part we do.
Option A
What almost everyone does the first year. We search by your area and budget, visit with you, negotiate the price and translate the contract before signing. No landlord's commission: we work for you.
Option B
When you already know the terrain. We advise you on what you can really buy as a foreigner, review the property and the building, and walk you through the due diligence and the signing with a Thai lawyer.
First things first
If your plan doesn't fit what Thai law allows, we tell you on the first call — not after you've put down a deposit.
Where we relocate you

What nobody tells you before coming: in Thailand a foreigner cannot buy land in their own name. They can own a condominium, within the building's foreign quota; for a house with land it goes through long-term leasehold or other routes, each with its fine print. That's why the first thing we do is tell you which option is real in your case — before you fall in love with a villa you won't be able to put in your name.

Between six and ten weeks from the first call until you land, and most of that is waiting on immigration. If you have a deadline, say so on day one: there are faster routes and we'll tell you if your case fits any.
It depends on whether you work remotely, start something there, study or retire. On the first call we tell you which one is yours and what's needed to apply. We can't guarantee immigration's decision — that's up to them alone — but we do guarantee the application goes in complete and properly built.
Fees agreed before we start, with no hidden commissions or mid-process extras. We give you the figure on the call, with your case in front of us: a generic rate here would be useless to you. The call is free.
If on the first call we see your plan isn't viable as you have it in mind, we tell you right there and we stop. We'd rather lose a client than charge them for something that won't work out.
